A chimney cap sits on top of your chimney and prevents rain, snow, and debris from entering, therefore damaged or missing caps will allow water to enter the chimney, leading to leaks. Missing caps can also lead to birds and debris into the chimney, causing other issues. 

Chimney Crown crumbling apart?

Chimney crown is the concrete or mortar structure at the top of the chimney, designed to direct water away. If it shows any cracks or is deteriorating this can allow water to seep into the brickwork of the chimney 

Flashing deteriorating?  

Flashing is the metal material that is put in place where the chimney meets the roof. It creates a waterproof seal, however if this gets damaged or incorrectly installed, even if its corroded, water can get into the roof and leak into the chimney. this is normally seen in heavy rainfall.
